Newmarket Yards

Newmarket Yards is a modern redevelopment of the historic Newmarket Square area of Dublin’s Liberties. The development serves demand for accommodation in Dublin’s booming private rented sector, offering 413 new apartments with a mix of studio, one, two and three bed apartments.

The west portion of the site opposite the Teeling’s Whiskey Distillery features a 151-bedroom Premier Inn Hotel including a bar, restaurant, a café and public areas. An underground carpark is provided for the apartment build along with rooftop terraces, in-house gym and concierge service.

Scope & Challenges

Newmarket Yards represents a significant redevelopment effort in the historic Newmarket Square area of Dublin’s Liberties, aimed at addressing the high demand for accommodation in Dublin’s thriving private rented sector. The development consists of:

  • 413 new apartments, comprising a mix of studio, one, two, and three-bedroom apartments.
  • A 151-bedroom Premier Inn Hotel, complete with a bar, restaurant, café, and public areas.
  • An underground car park for the apartment complex, rooftop terraces, an in-house gym, and concierge service.

 

Catalyst was tasked with the critical role of Assigned Certifier during the construction stage. In this capacity, our responsibilities included:

  • Regular and thorough inspections to ensure adherence to building standards.
  • Identifying and addressing defects or incomplete work before project handover.
  • Ensuring full compliance with BCAR throughout the construction process.
  • Working closely with the builder and design team to uphold the highest standards of safety and quality.

  • The project resulted in a top-tier development, with all apartments and hotel rooms meeting the highest standards of quality and safety, verified through rigorous inspections and snagging processes.
  • Newmarket Yards has significantly enhanced the living experience in Dublin’s Liberties, providing modern, well-equipped accommodation options and contributing to the revitalisation of a historic area.
